Ever wonder how to build curiosity?

In 1946, schoolteacher Laura Owens sought a hands-on environment for her students to observe and learn about live animals, specimens and artifacts from the natural world. With help from the community, on November 9, 1947, Owens opened a small museum in the former Sunshine School building on North Cecil Street in Charlotte. For more than 75 years Discovery Place has inspired curiosity, encouraged invention and moved millions of visitors to develop and pursue their passions for science, technology and nature. From conversations about science topics, to pop culture events, to hands-on science nights, the Museum hosts special adult-only experiences that challenge and entertain guests. Re-imagine the world of science with exhibits that celebrate human health and anatomy, and design and construction. The popular evening series has been reinvented and returns to Discovery Place Science for the first time since the pandemic on Friday, January 27.

How To Sell Your House "By Owner" By Yourself, Without A Realtor

selling a house by owner

While we strive to provide a wide range of offers, Bankrate does not include information about every financial or credit product or service. “A real estate attorney can prevent a seller from making mistakes and/or incurring liability,” he says. For example, an attorney can help you evaluate offers, draft closing documents, advise on disclosures and ensure the legal side of the sale runs smoothly. Commission and have control over the entire home selling process.

Dealing with unqualified purchasers

Even if you have a copy of their mortgage approval, do your best to stay on top of related developments. Most mortgage approvals have conditions that must be satisfied between the time of approval and closing. If the buyer is unable to meet even one, the loan approval can be withdrawn. That means there is a specific process, and it will be handled either by closing attorney or the title agent.

How Much Can You Realistically Save With FSBO?

If you can’t give the buyer the proper documents or be able to fill out a contract on the spot, your offer could fall through. Before any potential buyer visits your home, you’ll want to make sure you complete a disclosure statement and have copies available when you show your home or hold an open house. It may sound old school, but start with a great yard sign to promote your home’s sale.

Step 5: handle the closing

Not only is there a lot of money on the line, but the paperwork which has become synonymous with a traditional sale is overwhelming, convoluted, and easy to misinterpret. There are too many important things to account for over the course of a home sale to assume you know them all. Leaving out a single item on your checklist can ruin a deal, so give yourself the best odds of closing a successful sale by hiring an attorney. Doing so is the surest way to protect everyone involved in the deal. To give your home the most exposure, pay to have your home put on your local MLS (multiple listing service) — a platform agents use to share properties with one another as well as major real estate sites. Posting there will feed your listing to buyers’ agent databases and to common sites buyers use.

What Documents Do I Need To Sell My Home?

To effectively market your house in California, use online listing platforms, social media, and local advertising channels. Highlight its unique features, proximity to popular attractions, schools, or desirable neighborhoods. Capture high-quality photos and consider virtual tours to attract potential buyers.

The expired listing letter

Most homebuyers search for homes online first and photos are the first thing they’ll see. Hire a professional photographer to make sure your home leaves a good impression. A Redfin study found homes with professional photos sold for $3,400–$11,200 more on average than homes without professional photos.

How to Sell a House By Owner: 2024 FSBO Guide

Essentially, that means looking for similar homes that have recently sold in your area. Find out what those homes sold for and what makes your home different. There is a reason that states don’t just hand out real estate licenses to anyone. Agents must complete a certain amount of training and pass at least one exam to get their licenses. In addition, they must pass continuing education classes every year.

But price it too high, and the house can sit for months without selling. Your only strategy at that point will be to cut the price down to where it should’ve been in the first place. But this is where it’s important to remember that though the commission is based on the sale price of the property, it’s actually paid out of your home equity.

Option 2: Hire a top California real estate agent

Brokers with BPOR certification from the National Association of Realtors have special training and only they are allowed to perform BPOs. Lenders often commission BPOs to determine the value of repossessed property before a foreclosure sale. Make yourself available for showings and be as flexible as possible, You will probably have to put your life on hold while selling your own house. You may have learned to live with your home’s quirks, but buyers will quickly notice deferred maintenance like peeling paint or sticky doors.

In an agent-assisted sale, the seller typically pays a commission amounting to around 6% of the sale price, which is then most often split 50/50 with the buyer’s agent. By selling FSBO, a seller can eliminate the cost of the listing agent’s commission (so around 3%), though they may still need to offer a buyer’s agent commission. Are you wondering how to sell your house yourself, without the help of a real estate agent? Known as a “for sale by owner,” or FSBO, some homeowners take this route to avoid paying real estate agent commissions. While this may save money, keep in mind that the process is far from easy.

Aldi's market share has fallen - as people seemingly head back to traditional supermarkets for their shopping. Benefits are usually paid straight into your bank, building society or credit account. This is because there's a bank holiday coming up on 6 May which will affect benefits paid by both the Department for Work and Pensions (DWP) and HMRC (they don't pay benefits on bank holidays). "I know I moan about this all the time, but look at the price of Billie Eilish tickets," one fan called Marianne wrote on X, sharing a screenshot of seated tickets priced at £398.50. The company has faced numerous challenges in London, including refusals from TfL to renew its licence which were later successfully appealed.

selling a house by owner

You’ll need to review a buyer’s offer in writing and the purchase contract, which is when it might be ideal to rely on an attorney. Prospective buyers will try to include contingencies that can make the purchase dependent on what they discover during the inspection, for example. Also, you need to provide disclosures to buyers, which are often required by state law. It’s tempting to bypass a real estate agent and sell your home on your own, especially in a hot housing market. You could save thousands of dollars in commission fees if all goes well.

There’s no single way to sell a house yourself, but here are some basic strategies. Upchurch says many clients have come to him for help after trying to sell their house on their own and running into obstacles. They have jobs and kids, and they can’t approve every appointment or grab the dogs to get them out of the house for a showing,” he says.

In the spirit of prepping my wardrobe for ultimate warmth and comfort, I knew it was time for a few new pairs of jeans to round out my collection. I couldn't tell simply by online photos which pair is the cream of the crop, so I decided to try on every pair so you don't have to. GIFTING MADE EASY

Citizens of Humanity is a Los Angeles-based premium denim label that has captivated the world with a devoted commitment to producing the highest quality denim, without compromise. With an elevated style that exudes femininity, naturalness, and a sophisticated ease, this sets the foundation for the brand that continuously executes each design with intention in every detail. Since 2003, we have designed and manufactured in our company-owned facilities as well as with select production partners to ensure that our product is unparalleled in look, fit, and feel.

The Charlotte Collection

“Citizens of Humanity is the favorite designer denim label for many fashion editors, both for it's fashion-forward silhouettes and soft, high-quality denim. Companywide, we are committed to reducing our global footprint on the environment and over the years have invested in advanced technology to process our product to practice positive steps in creating a better future. Some of these methods include laser technology, ecological stones, ozone wash machines, as well as a new recycled water system. Police officers and university administrators have clashed with pro-Palestinian protesters on a growing number of college campuses across the country in recent days, arresting students, removing encampments and threatening academic consequences. Through a partnership with 1% for the Planet, Citizen has pledged to donate 1% of its website sales in the U.S. to support a host of nonprofit organizations focused on the environment.

Before they are in your hands, each pair of our jeans passes through the hands of at least forty skilled craftsmen. High quality fabrications and trusted techniques set the foundation of a production process steeped in integrity, a practice that we will continue to improve upon for years to come. The thoughtful process of making a truly premium pair of jeans is not easy, but it is worth it and we know you’ll love wearing these jeans as much as we love making them...

For a limited time only (and while supplies last), receive a free Citizen gift bag + tissue paper with any purchase – Just in time for Mother's Day. Click here to see the best from Citizens of Humanity’s 2019 line, including high waisted and cropped ankle jeans in our jeans review. I live in knee-high boots this time of year, so a pair of bootcut jeans will get a lot of wear for me.

I would say the Jolene is the little sister to the Charlotte ha! But they are actually very similar in fit with a few differences. First, the Jolene has a slimmer fit with the same room in the hips that I mentioned above with Charlotte giving these jeans a great vintage fit. These jeans also have stretch to them so if 100% cotton is something that you just can’t do, the Jolene may be a great option for you. To be honest though, I find both jeans to be super comfortable with the Jolene pulling ahead just slightly.

The way a pair of boots looks peeking out from under them is so chic. I also love to wear them with loafers or sneakers, depending on my mood. The flare at the hem elongates the legs, making me look my best. We stand by the quality and craftsmanship of our products with our 30-day money-back guarantee, and a 5-year limited warranty. Due to high volume, please allow up to two business days for order processing. You will receive a Shipping Confirmation email with your tracking number once your order leaves our warehouse.

I find the length of these to be another great option for a slightly longer than cropped length, and I love that they are slim enough to tuck into knee high boots, which makes them incredibly versatile. The fabric, while having stretch to it, is still substantial enough that there is never any slipping down or bagging out at the knees so they hold their shape all day. And the mid blue wash is also another great classic wash that’s not going anywhere anytime soon.

To my friends who are still mourning the death of their skinny jeans, you can kiss your tears goodbye. These slim jeans are the perfect replacement that is both on-trend and surprisingly more flattering than traditional skinny jeans.

I'd wear this look to the type of dinner that turns into a party. Having these jeans as the hero piece made me feel instantly cool. As I currently watch the first snowflakes hit New York City streets, it has become evidently clear to me that sweater-and-jeans season has fully taken over most of our wardrobes. For the next few months, it will be pretty rare for you to catch me in anything but a good pair of jeans.

We're sorry, we couldn't find any stores near this location with this product in stock. "Citizens of Humanity's loyal following speaks for itself. Their fit and overall look make them a beloved brand that you'll be sure to keep in constant rotation. COH also keeps sustainability as top priority by limiting their waste and gas usage." Citizens Of Humanity tend to score very well on quality ratings. Online, these jeans are available at 78 retailers and they have an average price of $213.54.

I love the way that nearly black denim looks with the right sweater. I live in the white version of this tee, and it might be time to stock up on other colors.

Our team continues to build a powerful women’s assortment that speaks to the core of our brand values; impeccable fits crafted in authentic fabrications and washes, providing women with the utmost comfort and confidence. Each season, Citizens of Humanity delivers a uniform of wardrobe classics that have been modernized for today. We are also pleased to offer complimentary watch bracelet sizing services with your Citizenwatch.com purchase; please allow an extra 1-2 business days for order processing, prior to shipping, as sizing occurs on demand by one of our expert technicians. If a pair of jeans could have RBF, this one most certainly does—in all the right ways. The IDGAF attitude that this pair of jeans carries gives off an effortless vibe.

I've learned to wear the versatile wardrobe staple in so many ways that whether my winter plans include a Netflix marathon–themed hibernation or warming myself up on the dance floor of my favorite bar, a good pair of jeans will always be my plus-one. Behind Citizens of Humanity you will find us; a collective group of individuals who each stand for something. Outside of creating products that are built to last, the team at Citizens of Humanity is committed to giving back and supporting our global community. Though Citizens of Humanity is a California based brand, we are dedicated to seeking inspiration from individuals around the globe and aiding those doing their part to make a difference. We are proud to stand by a unique array of philanthropic organizations around the globe. The next morning Mike acts like it never happened and even makes her a pancake breakfast. She tells him about her husband, the baby, and her best friend. One of the aptest examples has to be that of the 2018 Lifetime film ‘Nightmare Best Friend,’ directed by John Murlowski.

Since the father is unknown, the hospital has Paige serve as the father so she can be with her for the birth. Jocyln has a beautiful premature baby boy… with a birthmark on his belly.

So, considering all the factors mentioned above, it would be fair to say that ‘House of Deadly Lies’ consists of realistic themes and subjects, but it doesn’t change the fact that it is a fictional tale. It turns out the couple has planned this through and is ready to go to extreme lengths to make Katy help them get what they want. Graham’s daughter Gwen Graham, a former U.S. representative, followed behind a few minutes later with her husband, Steve Hurm, and together they led about 50 family members and close friends in paying their respects.

The mothers check into a cheap motel, and Joslyn is worried that the bag of money they found will wrap them up with the drug cartel that Mike is working with. Paige goes back to the house to get passports so they can leave the country, but Mike stops her. Paige grabs a fire poker and Mike slaps her across the face, which shocks her, but not for long.

How someone in power responds to 1st Amendment rights being exercised in criticism of the government says a lot about what they value. Republicans’ eagerness to deploy armed troops to quash peaceful protests suggests that they don’t really believe in free speech after all. To the contrary, Johnson played a key role in helping Trump try to overturn the election.

Despite taking multiple beatings, Paige manages to land the all-important blow on Mike’s head with a fireplace poker. The back-up fire engines used in emergencies weren’t fully stocked with equipment, and valuable minutes were lost restocking them before they could be put into action. This underlines the importance of a ‘paying’ job in every woman’s life. It is a liberating, confidence-boosting experience. Joslyn and Paige, undoubtedly, would live a much better life now that they are free from dependence on a man, even if the freedom comes from a shady place.

Paige, for apparent reasons, offers her to stay with them. At first, it seems as harmless as a mild intrusion. However, Paige soon discovers that Mike is particularly aggressive with Joslyn. The useless PI shows up and asks a few questions; he seems more concerned with the drug money/ (Which has gone missing.) The police arrest Mike and take him away. Women have always worked and continue to do so even without a designated job title. Being a housewife is a thankless and, unfortunately, unpaid job. However, as toxic males in their life would always remind them, society would not pay for homemaking. The dependence of Joslyn and Paige on Mike is a strong highlight of that. When Paige confronts her, a broken Joslyn claims to be raped by Mike. Joslyn reveals that she was unconscious when someone forced her. At first, she thought it was her boyfriend, but only later realized it was Mike. Man in the Guest House (2024 Lifetime)

No, ‘House of Deadly Lies’ is not based on a true story. However, almost all of us have been betrayed by someone close to us or at least heard of someone getting deceived by their close acquaintances, even their best friends. A major windstorm was toppling power lines and utility poles throughout Lahaina, and the first fire of the day sparked when a live power line snapped and hit dry brush. But firefighters and police received mixed messages about whether Hawaiian Electric had de-energized the lines, according to the FSRI report. Paige calls the helpful detective, and this time the Police take Mike away. When the police convoy leaves with Mike, we see the money hidden in the crib of Joslyn’s baby.

Empathizing with her and trying to do what best friends are supposed to do, the young mom takes her in and decides to be with her friend during this challenging time. However, the woman’s secrets start coming to light sooner rather than later, putting the entire family in danger. The report also described a communications breakdown between police, firefighters and other emergency officials. Cellular networks were down, and the police and fire agencies used separate channels that public officials and others couldn’t listen to. Overwhelmed dispatchers had single operators trying to monitor as many as five or six channels at once.

State and federal lawmakers are trying to create regulations to protect kids from potential harms from social media use. It’s a terrible idea, with a deadly history in the U.S. It was the Ohio National Guard that killed four unarmed students and wounded nine others at a rally against the Vietnam War at Kent State University in 1970. Since then, there have been uncountable examples of armed responses to nonviolent activities ending with innocent people getting hurt or killed. How troubling that the man who is the third in line to the presidency seems to think that it’s OK to silence largely peaceful student protests by sending in armed troops. Others leaped into the ocean to escape the flames.

Paige has forgotten to take the passports with her. Or she could not bring herself to see past the facade of Mike. But soon, with more aggressive behavior from Mike, Paige comes to her senses and believes Joslyn. However, the helpful detective could not help much without some solid evidence.

She claimed she did what she did after her online boyfriend offered to pay her millions in exchange for photos and videos of her committing the heinous crime. Lifetime’s ‘House of Deadly Lies’ is a mystery thriller film that follows a young stay-at-home mom who leads a content life with her family. One day, her best friend knocks on her door and tells her about her struggling situation.

And so, about the second time he said it, (Graham) leaned over to me and said, ‘What do you think about what he said? ’ I said, ‘I think he’s right.’ I swear he changed his hair,” Scott said, laughing. Never mind that they are unfairly assigning racist motives to thousands of people protesting the killing of more than 34,000 Palestinian people, most of them women and children. It’s clear that these Republican politicians are less concerned with the wave of antiwar protests than using them for their own political ends. The federal Bureau of Alcohol, Tobacco, Firearms and Explosives is working on a report about the origin and cause of the fire on behalf of the Maui Fire Department.

Paige wears her best work attire and goes to Star Reality to talk to Mike. They tell her that he hasn’t worked for the company in months. Paige bribes the bartender into talking about Mike and his business dealings. (AKA drugs. Specifically cocaine.) The bartender also gives Paige a name, Raymond Demante. With that money, the two women cross the border to live a peaceful, independent life. By that time, Joslyn has taken the entire party to her family cabin, which is abandoned. Mike also finds out about that cabin from Joslyn’s ex-boyfriend.

And Mike, if alive, would track the motel down via credit card statement. Jocyln doesn’t take the news about moving out well and becomes very worried, and isn’t resting well. Mike takes the baby in the middle of the night when Jocyln doesn’t wake to his cries. He suggests that he should take the baby since she obviously can’t take care of it.

Firefighters thought they had extinguished the morning blaze, which started near a part of town that is far from the ocean. But less than 40 minutes after they left the scene, the flames reerupted, quickly spreading from home to home in a nearby neighborhood. Meanwhile the head of the Maui Emergency Management Agency, Herman Andaya, was off-island at a work conference and getting regular text messages and calls from staffers about the rapidly changing fires. After a series of evacuations in Lahaina, he asked his assistant if he should come home but was told that “it may look OK,” according to the report.

After buying unique handmade gifts and decorations there’s the option to visit Vienna's famous four-legged residents with a behind-the-scenes tour to see the Lipizzaner stallions at the Spanish Riding School. And that’s all without mentioning the entertainment and facilities onboard your ship. Other hotspots along the Danube include the verdant Wachau Valley in Austria, which tumbles down to the riverbanks; and medieval Esztergom, Hungary’s former capital, which is home to the country’s largest church, Esztergom Basilica.

Enchantment of Eastern Europe

Itinerary and shore excursions are subject to change and may vary by departure. Sail along the scenic Danube and see stunning landscapes unfurl as you pass quaint towns. Stroll the picturesque lanes and squares of Győr, admiring its wealth of historic buildings. To learn more about each port of call and our included as well as optional excursions, click on the individual days below. Consider Viking’s Christmas on the Danube voyage to experience the city's magical cinnamon-scented Christmas markets.

A-ROSA has 20-plus years of experience in sailing couples, families, groups and solo travellers along some of Europe’s loveliest rivers in laidback style, giving you lots of freedom to explore port stops at your own pace. On a river cruise, you can discover multiple destinations – and even get to the heart of them with a guided tour, should you wish – in just one trip, all the while returning to the same luxurious stateroom and comfy bed each night. The Danube is a year-round destination with the exception of January and February, when few cruise lines operate here.

With a length of almost 2,900 kilometers, the river runs from the Black Forest to the Black Sea and crosses ten countries on its journey. Accordingly, there is a lot to see and experience on a river cruise on the Danube. With Vienna and Budapest, two of Europe's most beautiful and important cities lie on the banks of the Danube, their magnificent buildings bearing witness to their centuries-old history. But travelers should also have seen historic cities such as Regensburg, Passau, Linz and Bratislava.

Nestling at the confluence of the Danube, Inn and Ilz rivers, Passau's earned the nickname 'Venice on the Danube'. A big sight, in every sense is St Stephen's Cathedral, which has Europe's largest pipe organ. Discover the delights of Vienna and browse the museums or enjoy a Viennese pastry. Admire Vienna’s architecture, linger at a café or visit the Hapsburgs’ Schönbrunn Palace. Savor a taste of Bavaria and sample a selection of local cheeses, hams and sausages. Cutting a swathe through the heart of Europe, the mighty Danube flows for a stretch of 2,860km through or along the border of 10 countries in Central and Eastern Europe.

You’ll follow in the wake of emperors and kings on your Danube river cruise, too. What could be a more perfect choice for your next vacation than a river cruise on the beautiful Blue Danube? Springing up in the town of Donaueschingen in Germany’s Black Forest, this great waterway flows southeast for 1,785 miles before emptying itself into the Black Sea at Sulina in eastern Romania.

Following in the footsteps of the world's greatest ever composers, visiting bucolic vineyards and exploring Renaissance castles are among the best things to do on a Danube River cruise. This extraordinary waterway is Europe's second-largest river, winding 1,775-miles southeast from Germany's Black Forest to the Black Sea, with a river cruise presenting the best way to explore it. From the end of November to mid-December, Danube ships operate Christmas Markets cruises. Other ports include Linz and Passau, where day trips are often offered to Salzburg and the medieval city of Cesky Krumlov in the Czech Republic. And the quaint villages in the fruit- and schnapps-producing Wachau Valley are also a highlight.

Danube cruises can be great value, with our cruise through Austria, Hungary and Slovakia starting just over £2,000 per person for a week. All meals and drinks, including sparkling wines and cocktails, are included, as are snacks and afternoon tea. Also included is the use of the sauna, gym and top-deck heated swimming pool.

Situated between Melk and Krems, this swathe of the Danube runs for around 18 miles and witnessing it is one of the best things to do on a river cruise. You could soak in the views as you sail the river, capturing landmarks on camera, including the 12th-century Aggstein Castle, perched on a hilltop, with the sprawling Hinterhaus ruins on the opposite side. Travel through the modern city of Amsterdam in Western Europe on the Danube that slowly descends into Eastern Europe passing historic landmarks, such as Salzburg (the city of music), and trendy hipster-style destinations such as Budapest.

Take a Danube river cruise adventure if you enjoy history, exquisite food and unforgettable experiences. This collection of European river cruises (and European river cruise lines) will sweep you away into a dreamlike space filled with new experiences, sights, sounds, smells and gastronomic encounters. Fall in love with some of the world's most scenic rivers, passing charming landscapes and cityscapes.
